What’s in an inspection report

What buyers should insist on
Idaho does not require a statewide point-of-sale septic inspection. Lenders and careful buyers still ask. A useful visit opens the tank. A drive-by of the lawn does not. A pre-purchase inspection should include:
- Locate the tank and note lid depth and whether risers exist
- Measure scum and sludge against the outlet baffle
- Check inlet and outlet baffles for cracks, missing pieces, or reverse flow
- Look at tank walls and lids for cracks, roots, and groundwater leaking in
- Walk the drainfield for soggy ground, odor, bright-green strips, and tire ruts
- Open the distribution box when one exists
- Note pumps, alarms, filters, and any treatment unit
- Compare what’s in the ground with the permit, the bedroom count, and added bathrooms
We can’t promise a drainfield will last a set number of years. Soil clogs from the inside, and a wet spring can saturate a field that looked fine in September. The report is something you can hand a realtor. Sellers and buyers can start with buying or selling a septic home and requesting the SIPH file.
Why buyers schedule an inspection before closing
An inspection can reveal expensive surprises — and give you leverage to negotiate repairs or a price adjustment. Homeowners use the same service to plan pumping and repairs before a failure hits on a holiday weekend.
